Building Safety Act 2022

In April 2023, the Building Safety Act introduced significant changes to the regulation of building safety, this has in turn resulted in a requirement that property owners and managers must adjust the way they approach management. Compliance is a major challenge for both managers of single buildings and those managing portfolios.

Inside the Box Advisory are experts in understanding the Act and can deliver the necessary project support to help ensure your buildings remain safe and meet the compliance requirements.

The support we offer extends beyond the buildings themselves, we work closely with organisations and individuals involved in property management to ensure that they have the necessary skills and competencies to meet the Act’s compliance requirements.

Cladding Safety Scheme 11-18m

According to the government there are between 6,220 and 8,890 mid-rise (11-18m) residential and mixed use buildings that will require external wall system remediation.

Applying to the Cladding Safety Scheme for 11-18m buildings is a complex process for property owners and managers. The key to driving this work forward is understanding;

  • Has the building been measured to establish whether it is between 11-18m?

  • Is there a developer who is legally responsible for undertaking remediation works?

  • Has a fire risk assessment external wall (FRAEW) report been undertaken to establish the risk posed by the external wall system?

Depending on the answers to these questions, the Government funds (ACM, BSF and CSS) can help to pay for the remediation work.

Expert Witness and Dispute Resolution Services

We know that sometimes disputes reach a point when independent advice is required. Our resolution service provides support to solicitors, landlords and leaseholders in relation to property disputes, and if the dispute cannot be settled through negotiations, we have significant experience acting as an expert witness.

Allied to this work, our team have expertise in service charge audit and dispute resolution and can help and deliver service charge and property management setup for properties ranging from standalone buildings to large mixed use places.
