When Managing Agents at Queen’s Park Place faced significant challenges with restricted resources and restrained capacity, Inside the Box Advisory stepped in to help.

Funding applications are notoriously time-consuming, involving numerous deadlines and intricate details. With an increasing daily workload, the additional demands from the funding applications were unsustainable.

How did Inside the Box Advisory support? 

On behalf of our client, we answered the detailed 70-point online application. This included collating and confirming responses from the board before uploading to the eligibility portal with supporting documents.  

Once eligibility was confirmed, we were provided access to the Ministry of Housing, Communities and Local Government (MHCLG) portal, where we provided detailed information about the building, lease, and legal setup. 

Pre-Tender Support (PTS) 

To facilitate a full contract tender submission required by the Building Safety Fund (BSF), Inside the Box Advisory applied for pre-tender support (PTS). This involved estimating project costs and requesting the necessary funds to move the project to final approval. 

Stage 2 Application – Full Works and Costs 

After receiving the PTS funding, we appointed a project manager to begin a competitive tender, which is anticipated to take a minimum of three months. This process produced a detailed works program and project costs, which were then submitted to the Greater London Authority (GLA) for review. Once the GLA had approved, the project was moved to a cost consultant for final approval. 

FAB Approval 

After a comprehensive review by the GLA and the cost consultant, the project was sent to the MHCLG for final approval at a Financial Approval Board (FAB) meeting. 

Signing of Legal Documents 

After receiving FAB approval, the team at Inside the Box collaborated with solicitors to finalise the required legal documents, enabling the BSF to release the funding. 

Final Accounts 

Upon project completion, the final accounts were submitted to the BSF, securing the final balancing payment to officially close out the project.

Solutions Implemented 

Working closely with the Head Lessee and residents, we ensured that the requirements of the Building Safety Fund were met. This allowed the managing agent to focus on their daily workload while Inside the Box managed the application process and communications with government agencies. 

  

Result 

The Queen’s Park Place project was awarded full funding, on time and within budget. Consultancy fees were also fully covered by the MHCLG. This successful outcome highlights our expertise and dedication in managing complex cladding remediation projects.
