One of the first applications to the ACM cladding remediation fund, the team at Inside the Box were instructed to provide support with, what was, a very new and unknown process.   

Converted from an office in 1998, Lexington Apartments is a 32m residential block of 90 apartments and retail space in central London. 

Working closely with the team comprising managing agents, lawyers and a construction project manager, the application to the ACM cladding remediation fund was submitted. This included completing the eligibility submission, which required a detailed 70-point online application, collating and confirming responses with the Lexington Apartments Board of Directors and uploading all supporting documents including the EWS1 and FRAEW, images of the building and height confirmation.  

Once eligibility was confirmed, we worked through the remainder of the application partnering with Blake Morgan to undertake appropriate due diligence. This resulted in the award of pre-tender support.  

Upon receiving funding, a project manager was instructed to initiate a competitive tender, expected to take at least three months. This process resulted in a fully itemised works program and project costs, which were then submitted to the Greater London Authority (GLA) for review. After the GLA confirmed they were satisfied, the project was passed to a cost consultant for final approval.  

Post-funding approvals board (FAB) approval, we worked closely with solicitors to complete the necessary legal documents, allowing the BSF to release the funding. Final accounts were submitted to the BSF, securing a balancing payment to close out the project.  

Solutions Implemented

Our proactive engagement included regular appointments and meetings with the client and project management team. By taking on the responsibility of the application process and communicating directly with Government agencies, the burden was significantly reduced on the managing agent freeing them up to continue to focus on their primary role of managing the building and communicating with the residents.  

The Result

The Lexington Apartments project was awarded full funding, and fees were fully covered by the BSF. 

 This successful outcome highlights our expertise and dedication in managing complex cladding remediation projects.
